Definition

In Indian real estate, a Freehold Property grants the owner absolute ownership of the built structure AND the underlying land, in perpetuity. The owner is free to sell, lease, or renovate the property (subject to local zoning) without requiring consent from any state authority, unlike a Leasehold property.

Practical Example

A buyer purchases an independent villa on a Freehold plot in Delhi. Fifty years later, the buyer's children decide to demolish the aging villa and build a modern 4-story apartment block. Because the land is Freehold, they only need municipal building plan approval, not land-use permission from a lease grantor.

Application in Superwise

During the land acquisition phase, developers use Superwise's Document Management to securely classify land parcels as Freehold or Leasehold. This critical metadata dictates the legal workflows, ensuring the Sales team accurately advertises the title deeds to prospective homebuyers.
