Definition

In Indian real estate, a Khata (or Khatauni in North India) is a revenue document maintained by the local municipal body, detailing the assessment of a property for paying property taxes. Crucially, it lists the name of the person liable to pay the tax. While it is not a title deed, mortgage banks and civic authorities require a valid Khata to approve loans or building licenses.

Practical Example

A buyer purchased an apartment in Bangalore but forgot to apply for a Khata transfer. Five years later, they try to sell the apartment. The prospective buyer's bank rejects the home loan application because the municipal Khata still legally lists the original builder as the taxpayer, not the current owner.
