Definition

Mixed-Use Development is an urban planning strategy highly popular in congested Indian metros. These mega-projects combine various real estate zoning types—such as shopping malls (retail), IT parks (office), and luxury apartments (residential)—within the exact same building or campus. It creates a self-sustaining micro-city, reducing commute times for inhabitants.

Practical Example

A massive development in Gurgaon features a ground floor filled with high-street retail shops and restaurants. Floors 2 through 10 operate as a premium corporate IT park, and floors 11 through 30 are high-end residential apartments. This Mixed-Use model provides the developer with diversified revenue streams—leasing retail space while selling the apartments.

Application in Superwise

Mixed-Use projects represent an accounting nightmare, as residential and commercial spaces attract different GST slabs, marketing budgets, and finishing costs. Superwise allows holding companies to structure Mixed-Use mega-projects with distinct WBS sub-projects, tracking the profitability, overheads, and taxation of the retail wing completely separate from the residential tower.
