In Indian real estate, Built-up Area refers to the total measurable floor area inside an apartment unit, plus the area occupied by the internal partition walls AND external perimeter walls. It is generally 10% to 15% larger than the usable "Carpet Area".
A homebuyer is shown a floor plan for an apartment with a Carpet Area (usable floor space) of 1,000 sq.ft. However, once the thickness of the brick walls and the balcony spaces are factored in, the Built-up Area is calculated as 1,150 sq.ft. The builder previously calculated costs based on this larger number before RERA regulations changed the standard.
