Under the Indian RERA Act, Carpet Area is strictly defined as the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah areas, and exclusive open terrace areas, but INCLUDES the area covered by the internal partition walls of the apartment.
A buyer purchases an apartment advertised with a Carpet Area of 800 sq.ft. According to RERA, this means the buyer is guaranteed 800 sq.ft. of actual internal space they can lay a carpet on (plus internal wall depths). They pay the developer based on this exact measurement, protecting them from paying for inflated "Super Built-up" common areas.
